Planning Permission Secured, New Commercial Storage Building

Cannon Clarke Group has secured planning permission for a new commercial storage building at Paddys Loke in Great Yarmouth, Norfolk. The application was submitted on behalf of 1st Available Freight. It was then approved by Great Yarmouth Borough Council in August 2026.

New B8 Storage Building

The approved scheme provides a new prefabricated steel-framed storage building within the client’s existing commercial site. The design provides a straightforward and practical addition to the site. It will provide additional B8 storage space to support the client’s existing operations. Cannon Clarke Group prepared and coordinated the architectural information required for the planning application. Additionally, we worked with the wider project team to address the site’s planning constraints.

Flood Risk in Great Yarmouth

Flood risk was an important consideration due to the site’s location within Flood Zone 3a. Therefore, the project team prepared a site-specific Flood Risk Assessment as part of the application. This considered tidal flood risk, breach scenarios, surface water, groundwater and safe access and evacuation.

For planning purposes, the proposed storage use falls within the less vulnerable category. The assessment established that the site is outside the design climate change 1 in 200 year flood extent and set out appropriate flood mitigation and management measures.

Great Yarmouth Borough Council granted planning permission subject to several conditions. These require the development to follow the approved drawings and Flood Risk Assessment, including a minimum finished floor level of 0.60m AOD and implementation of the flood warning and evacuation measures.

Commercial Planning and Architecture in Norfolk

Commercial and industrial sites can present a very different set of planning issues to residential development. Flood risk, highways, operational requirements, existing site constraints and the practical needs of the business can all influence what can be achieved.

For this project, the key was putting together a proportionate planning submission that addressed the site’s constraints without overcomplicating what is, fundamentally, a functional commercial building. Now, with planning permission secured, the client can move forward with the next stage of the project.
