Mixed Use Development scheme on Prince of Wales Road, Norwich

Building on a similar approach taken at our recent project in Holt, High-Quality Development, Holt. Cannon Clarke Architects are applying the same strategic thinking to a site on Prince of Wales Road, Norwich. By carefully analysing the building’s existing constraints and uncovering its potential, we’ve designed a mixed use development proposal that retains commercial uses at the basement and ground floor levels, while converting the upper storeys into much-needed city centre studio apartments.

To further optimise the building’s potential, we’ve introduced a modest, subservient roof extension. This provides additional accommodation and enjoys views towards Norwich Cathedral.

An early-stage technical assessment, an important part of our design process, has confirmed the feasibility of the proposals at construction stage. On this constrained site, access and material storage are limited. Therefore, we’ve adopted a light-gauge steel frame system to eliminate the reliance on traditional wet trades, streamlining the build process and reducing disruption.

The mixed use development application is currently under consideration by Norwich City Council. We are hopeful that the Local Planning Authority will acknowledge the depth of thought and strategy behind this scheme, particularly our focus on making effective use of previously developed land, and our commitment to modern methods of construction that ensure the project’s viability and deliverability.
